Choosing industrial land is an important decision for any business. The right location can make it easier to move goods, manage daily work and plan for future growth. In 2026, industrial plots in YEIDA are worth considering for companies planning factories, warehouses or other industrial units near the Yamuna Expressway.
But are YEIDA industrial plots really a better choice?
The answer depends on your business needs, budget and long-term plans. A planned industrial area can offer useful benefits, but buyers should check the plot price, location, allowed use and available facilities before making a decision.
Why Are YEIDA Industrial Plots Getting Attention?
The Yamuna Expressway region is growing as a business and industrial area. YEIDA has planned industrial land in Sectors 28, 29, 32 and 33, with different areas linked to different industrial uses. These include medical device manufacturing, apparel, general industry, handicrafts and toy manufacturing. YEIDA’s official industrial information provides details about these sectors and their allotment process.
For businesses, this means there are different locations to consider based on the type of work they plan to do.
What Is the Price of Industrial Plots in YEIDA?
Price is one of the first things buyers want to know.
The current property listing displays a starting price of ₹16,240 per square metre for industrial plots of 5,000 sq m and above. At this rate, a 5,000 sq m plot would have a basic land value of around ₹8.12 crore, before applicable taxes and other charges.
However, the listing currently shows the scheme status as inactive. Buyers should therefore treat this rate as a reference, not a confirmed offer for an available plot. The latest price and availability must be checked before taking the next step.
Your budget should also include building costs, utility connections, approvals and other expenses needed to start the business.
Which YEIDA Sector Is Right for Your Business?
Different sectors serve different needs, so choosing the right one matters.
Sector 28 includes planned medical device and data centre developments. Sector 29 is linked with apparel, handicrafts and other industrial activities. Sector 32 is planned for general industry, while Sector 33 is associated with toy manufacturing.
The best sector depends on your business activity, plot size and the rules for the selected scheme. Always check the permitted use before selecting a location.
Is YEIDA Industrial Land Better Than Other Locations?
It can be a good choice for businesses that need planned land and access to the Yamuna Expressway region. Road links can help companies move products and connect with markets across the wider NCR area.
However, an established industrial area may be better for a business that needs ready facilities, nearby suppliers or an existing workforce.
The smartest approach is to compare the total cost, road access, utility supply, labour needs and time required to begin operations. A lower land price does not always mean a lower business cost.
What Should Buyers Check Before Booking?
Before choosing industrial plots in YEIDA, check the exact plot location, current scheme status, price, plot size, permitted use and payment terms.
Also review electricity, water supply, drainage, road access and building rules. Confirm which facilities are already available and which are still planned.
Since allotment methods and rates can vary by scheme, read the latest official brochure before applying. Do not rely only on older price details or general claims about future growth.
Final Thoughts
Industrial plots in YEIDA can be a practical choice in 2026 for businesses planning manufacturing, storage or other approved industrial activities. The different sectors offer options for different industries, but the best choice depends on the exact plot and your business goals.
